Environmental Site Assessment & Remediation
BCA’s Investigation and Remediation Group’s experience allows us to conduct Environmental Site Assessments (ESAs) and develop remediation solutions that consider property uses, safety, environmental conditions, development plans, and impacts to stakeholders. If the results of assessment require remedial action, BCA’s remediation professionals design cost-effective solutions that meet regulatory closure standards.
Environmental Site Assessments (ESAs) identify potential risks and existing environmental impairments on properties and allow property owners, buyers, regulators, local governments, and other stakeholders to make informed decisions regarding risks to human health and the environment. The scope of an assessment varies depending on the size, complexity, and potential impact of a development project.
A Phase I ESA is a detailed assessment of the known and potential risks of a property based on its current and past use, and the use of nearby properties. It determines if there have been any hazardous substances and/or petroleum contamination on the property that could pose a risk to human health and the environment. The assessment also helps identify areas where further investigation or remediation may be necessary.
If a Phase I ESA identifies potential contamination on the property, a Phase II ESA may be recommended. A Phase II ESA typically involves collecting environmental samples and conducting laboratory tests on the samples, analyzing for contaminants identified as potentially present in the Phase I ESA. The analytical results are used to confirm if contamination is present and the best approach to addressing it based on the planned use of the site, including any needed cleanup.
Remediation design is critical to the success of the project. BCA’s remediation designs consider regulatory requirements, available remediation technology and techniques, timing, client needs, planned use of the property, available budget, etc. to ensure a balanced approach to cleanup.
